The House.
Sun Beach House is a luxury coastal abode with a south-facing, beachfront position. Its manicured lawn, hot tub, beach bar, and sea-view balcony present the ultimate space for outdoor living. Inside, floor-to-ceiling windows illuminate generous living spaces, carefully appointed to suit a range of leisure and entertainment activities. Five double bedrooms feature beach-chic decor, with four boasting that highly coveted ocean view. All this to be enjoyed with Middleton beach, part of the UK’s sunniest coastline, directly on your doorstep.

The living spaces at Sun Beach House are guest ready. An open plan kitchen comes fully-equipped for all culinary occasions, with a large granite worktop, breakfast table, and multiple high-spec appliances. Guests enjoy use of the coffee machine, wine cooler, two ovens and hobs, and an American-style fridge with ice dispenser. In the dining room, an oak table is the stage for lavish family meals, while a separate snug or ‘whiskey room’ provides space to kick back and indulge in a little ‘me time’. The living room is primed for luxury entertainment boasting a deep chaise sofa and pouf, modern log burner, and 75" Smart TV with subscription sports channels. Each of the three reception rooms feature French doors inviting in the garden and beach beyond.
Sleeping Quarters.
The beach-chic aesthetic of Sun Beach House continues through its five generously proportioned bedrooms, complete with luxury amenities and a range of sleeping options.
Bedroom 1. The main bedroom has a super king bed, armchairs, satellite TV and a large en-suite with a deluxe double bath and shower. French doors open onto the balcony with sea views.
Bedroom 2. The ‘Crows Nest’ is the loftiest bedroom with the best of sea views enjoyed from its king size bed. The room features armchairs and a marble-tiled en-suite with a loo and walk-in shower.
Bedroom 3. In pastel pink, the third bedroom boasts a super king bed, sea views and balcony access through its French doors.
Bedroom 4. The spacious fourth bedroom in teal features a king size bed, armchair, and plenty of storage. The balcony and sea views are enjoyed through its French doors.
Bedrooms 5. This fifth bedroom offers comfy twin beds and plenty of storage space.
Bathrooms. In addition to the en-suite bathroom in the main bedroom and ‘Crows Nest’ room, a family bathroom is available on the first floor featuring twin sinks, double bath, standing shower, toilet and basin. An additional toilet and basin is situated on the ground floor.
The Garden.
Step through the terrace doors at Sun Beach House into the ultimate homestay garden. Guests enjoy a choice of sun loungers, alfresco dining, or sunset seating by the fire pit. A luxury hot tub sits elegantly in stepped decking with LED-lighting and there’s space aplenty for games and play on the perfectly manicured lawn. The garden’s pièce de résistance is perhaps its rustic Beach Bar, complete with fridge, television, ample seating, and in-built heating for year-round enjoyment. All this beside panoramic sea views and the sun-trap shoreline of Middleton beach directly accessible from the garden.
Locally.
The beach at Middleton-on-Sea, known as ‘Elmer Sands’, forms part of the UK’s sunniest coastline and is beautifully untouched. Low tide reveals a long stretch of sand, punctuated with rock pools and sea defence structures. At high tide only a shingle promenade remains. The town is similarly charming and tranquil. Guests enjoy Ye Olde Tudor Butchery, Ye Olde Fish & Chippe Shoppe and Blake’s Beach Bar and Terrace, situated a short way up the shore. Most bucolic is the local baker at Le Ble d’Or who delivers pastries and sourdough by bike in the early mornings. Immediately north of Middleton are the rolling hills of the West Sussex South Downs, with its walking routes, iconic views, vineyards and historic landmarks. Middleton-on-Sea is the perfect base from which to explore it all.

Historically.
The first houses at Middleton-on-Sea were developed during the roaring ‘20s by Captain Rowlands Coldicott. Sun Beach House was one such villa, purposely designed to maximise its coastal position and breathtaking sea views. Since then, the current owners have finessed the space into the ideal retreat. The entire garden was re-designed with porcelain paving, wooden decking, and an outdoor Beach Bar. Inside, the house was extended into the roof with the new ‘Crow’s Nest’ bedroom, boasting 180 degree panoramas.
