A secluded and modern beach house blending style and sophistication with warmth and character. This exquisitely presented Norfolk cottage nestles behind the sand dunes at Waxham beach, known as one of the most beautiful in the UK and accessible from the garden gate. Six adults are comfortably accommodated in three double bedrooms. A stylish open plan living area is designed to a high specification, with a minimalist aesthetic and demonstrable commitment to sustainable living. Floor-to-ceiling windows afford dramatic views of the garden and local landscape, while the sound of waves and calls of grey seals are heard just meters away.
Designed by one of the UK’s most respected architects, Mole, Shangri-la is celebrated as an accomplished, modern rendition of the classic wooden beach chalets of the area. Beauty, simplicity, functionality and comfort combine with rigorous attention to the principles of sustainable living. The home’s minimalist aesthetic of white-washed plywood walls is accented with contemporary art, splashes of bright colour, and Louis Poulsen pendant lights.
The stylish open living area is perfect for entertaining family and friends, set beside vast windows, which welcome in the landscape. Boredom is not an option, with a widescreen SmartTV, Sonos speakers, boardgames, reading material, and separate snug for younger members of the gang. In the kitchen, a peninsula counter promotes open and connected hosting, while Miele appliances and a range of utensils are enough to impress even the most discerning chefs. Meals will look as good as they taste on the yellow Eames dining table positioned under stylish pendant lights, that are a motif of the home.
Shangri-la offers three bedrooms, comfortably accommodating six guests (there is also an additional cot and small bed for small children in the snug). Guests will benefit from the simple storage options, crisp white linens and a continuation of the home’s Scandinavian style décor, which together achieve the perfect palette and cosy environment for a peaceful night’s sleep.

Bathrooms. In addition to the ensuite in the main bedroom, there is a family bathroom with Duravit and Hansgrohe fittings, including a double bath, standing shower, WC and wash basin. A large roof light opens to welcome in the sounds of the sea.
Along the south-facing frontage, floor-to-ceiling glass doors slide wide open creating a seamless flow between home and garden. Here, a chic wooden verandah is the ideal spot to sit back on stylish deck chairs and soak in the wonderful views. Explore more than an acre of grounds, with lawns perfect for games, lush plants and trees, and an outdoor living set up, featuring a purpose built brick BBQ, picnic table, and rustic firepit. This is a garden ideal for play, connecting with nature, and indulging long evenings under the stars. All this, with one of the UK’s finest sandy beaches accessed from the garden gate.
The short walk from Shangri-la leads through the dunes to the most beautiful stretch of sandy shoreline, home to a large colony of grey seals. Whether it is sea swimming, beach games, or observing the breathtaking wildlife, it is hard to imagine a more perfect location for a coastal retreat. The Ingham Swan, a fifteenth century coaching inn, is one of the most highly rated restaurants in Norfolk and is less than ten minutes away. Nature lovers can revel at the marine wildlife with a leisurely boat trip from Horsey Bay. Other local highlights include the Elizabethan Manor House, Waxham Hall, and the nearby Great Barn, which offers a café and bikes for hire. For shops and cafes, Sea Palling village is only a five minute walk away, and the popular Blue Flag Beach is 20 minutes by foot. If seeking adventures further afield, the Norfolk Broads and Cathedral City of Norwich are both an easy drive away.
Shangri-la represents the pinnacle of sustainable living, designed and built with environmental and ethical performance standards at its core. Passivhaus principles were applied by Mole Architects from conception to construction, ensuring the home is exceptionally well insulated and energy efficient, needing little heating or cooling. This comfort and warmth is noticeable immediately on entering the home and the environmental credentials make the experience all the more blissful.
Shangri-la is a tasteful modern home built on the site of an old-style coastal bungalow. The new building was completed in 2018 to a high specification, creating a sense of both light, space and intimacy. The wider village of Waxham is recorded in the Domesday Book and has long been an area with a sparse population. Two of its most iconic buildings are Waxham Hall, the 14th-century St. John’s Church and the 16th-century Waxham Great Barn, built circa 1570 and carrying a Grade I status. Recently restored and open to the public, it is one of the largest barns in the country.
