The Mill.

Boddington Mill is a stunning countryside retreat steeped in history and rural charm. The building retains industrial mill parts which intersect multiple levels for a unique and generous living space. Its south-facing garden includes outside dining, wood-fired hot tub, and large lawn, home to wildlife and fruit-bearing trees. Inside, bedrooms feature luxury bedding beneath vaulted, oak-beamed ceilings and period windows. Guests enjoy fine comforts, modern media, and a kitchen fit for the highest culinary ambitions.

Living, Cooking, Dining.

The original mill shaft is the centrepiece to the main living spaces: a mezzanine lounge, dining room, and bespoke kitchen. These rooms benefit from tall windows and an abundance of natural light. The comfy lounge features Sonos, a 4K OLED Smart TV (with Netflix and sports channels), and a plethora of good old fashioned board games. In the dining room, a farmhouse table is the ideal space for a feast, arts & crafts, board games, or a spot of light work. The kitchen is well-equipped with energy-efficient appliances; soda stream, Leisure range cooker, citrus juicer, microwave, kettle, dishwasher, sustainably-sourced kitchenware, and crockery from local potter Neil Alcock.

Sleeping Quarters.

Boddington Mill has three gorgeous bedrooms that comfortably sleep six people in a 3 or 4 bed arrangement. Bedding is responsibly sourced to minimise environmental footprint and provide the highest levels of comfort.

Bedroom 1. The master bedroom has an en-suite bathroom and super king bed for that extra sleeping space. Situated on the top floor, the room boasts high vaulted ceilings, and views out onto the garden.

Bedroom 2. Bedroom two houses a king size bed and seated, snug area. Also on the top floor, the room matches the beamed ceilings of the Master bedroom and features blackout curtains, dual aspect period windows, and storage space aplenty.

Bedroom 3. In bedroom three, guests can choose between a super king bed or standard twin singles. Separated from the living room by old oak double-doors, bedroom 3 is warm and cosy and has a private work area with a Captain’s writing desk.

Bathrooms. In addition to the master bedroom en-suite, there is a family bathroom with standing shower, toilet and basin. A third toilet and basin is situated on the ground floor.

The Garden.

The garden at Boddington features something for everyone. Play a spot of croquet on the lawn or soak in rustic luxury in our wood-fired hot tub, complete with low-carbon log burner. A six-seater outdoor dining table is an all-day sun-trap beside the mill's south-facing wall. Explore the grounds' passages, dens, and grassy knolls home to fauna and flora alike, including birds, rabbits, and fruit-bearing trees; olive, plum, damson, pear, apple and our small, but mighty, fig tree. The garden is curated with environmentalism in mind, hosting plants with low watering requirements and designated areas committed to biodiversity. As a dog friendly property, Boddington Mill has a specially fitted outdoor shower with mixed tepid water supply to keep furry friends pampered and clean.

Locally.

Boddington is a picturesque hamlet between Cheltenham and Tewkesbury. It is home to excellent pub-restaurant ‘The Gloucester Old Spot’, serving locally-sourced food & drink. St. Mary Magdalene church has been a mainstay of the village throughout Saxon, Norman, and Medieval history. The River Chelt and a web of public footpaths dissect the surrounding fields. Cheltenham, with its year-round festival schedule and array of high street shops, is 15 minutes by car. Its famous racecourse is only 10 minutes. From Boddington, it is also a 10 minute drive to the Winchcombe and Cleeve Hill sections of the Cotswold Way, making the Mill a perfect rest and recuperation spot for keen walkers taking on the 102 mile challenge.

Sustainably.

Staying at an Oriri House needn’t come with a large social or environmental cost. At Boddington Mill we have placed the challenge of sustainability at the centre of our decision making. Furniture is up-cycled or antique. Products, such as bedding, toiletries and appliances, have a low ecological and energy footprint. The garden is designed for minimal irrigation needs. Energy is supplemented by an 18 panel solar PV system to help offset carbon usage across the year. And a 7kW type 2 electric vehicle charger is available for use. We plan to adopt further practices to improve our social and environmental performance, and provide the peace-of-mind that true luxury requires.

Historically.

The Boddington site appears in historical records for over a millennium. The Mill has Anglo-Saxon roots and boasts a casual mention in the notorious Doomsday Book. It was last operational during the industrial revolution when it formed part of the Gloucestershire wool trade, before falling into ruin until its residential conversion in the 1980s. It was during this period of neglect that part of the Mill was purchased by Sir John and Lady Fairchild and shipped across the Atlantic for use in the construction of the Westfair Estate in Malibu, California - a bizarre but fascinating migration. Today, the greater proportion of the Mill remains in a tastefully refurbished private dwelling where its 20 ft iron mill shaft is the centrepiece of the house, complete with original pit and spur wheel and worn wooden cogs.
